Kouklia village is perched on a hillside above the coastal plain and has always been popular with Cypriots and ex-patriots alike for its location, so much so, that the area has been inhabited since 2,800 BC. It is surrounded by a wealth of archaeological sites.

The architect has created in Terra Divina a small village with extensive natural landscaping and superb facilities for the owners and visitors to enjoy.

And he has taken advantage of the hillside’s terracing to ensure that almost all properties have lovely views of the sea, the rolling farmland and the hills to the west.

This means that clients can have a wide choice of properties to suit all tastes and purposes.

Although Kouklia may seem somewhat remote from amenities at first sight, it is, in fact, ideally placed for residents who want the best of both worlds – to live in a real Cypriot village, but to be near to beaches, sports facilities, shops and restaurants.

The village is a little way off the main highway that runs between Paphos and, eventually, Larnaca and Nicosia. It is surrounded by protected market gardening land and its main road gives immediate access to the Troodos wine villages and the mountains beyond. It’s unlikely that planning permission will ever be given to develop the flat farmland in any major way, as this is carefully protected at government level, thus maintaining the great views from the hillside.

As a result, Kouklia village is an oasis of peace and quiet.

The main area of Paphos town is about 10 minutes’ drive away, with the restaurant and bar areas of Kato Paphos another 5 minutes downhill.

A new Mall has now been completed just off the main roundabout going into Ppahos from the highway, with a large branch of a major supermarket (Orphanides) which is equivalent in standard to Sainsbury’s in the UK, plus other shops, thus giving residents of Kouklia an easy-to-reach location for essential food shopping.

There are two championship golf courses no more than four minutes down the coast – Aphrodite Hills and Secret Valley. A third golf course is in Tsada, about 20 minutes’ drive.

Aphrodite Hills is developing a small beach and marina area on the coastline immediately below the golf course, which again will be within very easy distance of the village, but for those who prefer to go further afield, there are a number of good beaches nearby. Paphos and Geroskipou beaches are about 10 minutes away, Pissouri beach is 15 minutes and Kourion beach is no more than 25 minutes’ drive. All these are ‘organised’ beaches, mostly sandy, with taverns, water sports, sun beds and umbrellas, but there are many, many little coves along the coastline that are completely available for swimming, for those who prefer a quieter place.

As with all locations away from the main tourist areas of the towns, it will be necessary for visitors staying in Kouklia to hire a car, but this will give them infinite access to the countryside around the village and, indeed, the whole island. As a centre for exploring, it couldn’t be better.

The village itself is surrounded by extensive archaeological sites, whilst a short drive up into the hills will bring visitors to the villages. Many specialise in the production of local items, such as wine, halloumi cheese, needlework and lace, pottery, honey or rosewater – they also have their own festivals regularly through the year, to which ‘strangers’ are welcome.

And in winter, 30 minutes’ drive uphill will bring you directly to the ski-ing slopes of the Troodos mountains, which are equally attractive during the hot summer months. Picnicking under the lofty trees whilst listening to the nightingales (yes, they sing during the day here) is one of the great pleasures of summer life in Cyprus.

For permanent residents who want a little more than Paphos has to offer, the cosmopolitan town of Limassol is about 40 minutes’ drive. It has theatres and cinemas, designer shops and bespoke shoemakers, a fascinating old town and castle, excellent restaurants and a 10 mile long promenade.

Last but not least, Paphos Airport is just 5 minutes away, giving fast and easy transfers for visitors. Fortunately, the flight path is mostly over the sea, so the village is not disturbed by aircraft noise.

Room Description

Interiors at Terra Divina are designed to take best advantage of the sunlight and the view, with open plan living areas opening onto balconies. Light coloured floor tiles and walls reflect the light, whilst high ceilings allow the air to circulate.

Kitchens are always large enough to house all the equipment needed to live comfortably and have durable granite work surfaces. Bathrooms are finished with marble tiles to give that touch of luxury. Bedrooms have fitted wardrobes.

Clients have a choice of floor tiles, kitchen and bathroom tiles, the colour of wood they'd like to use for kitchen cabinets, wardrobes and doors, as well as various other items, to ensure that they can put their own personal 'stamp' on the property.

Features

Terra Divina will have over 2,000 square feet of outdoor swimming pools, spread between three beautiful pools, giving visitors a variety of locations from which to choose. There will be two Club Houses with facilities such as gymnasiums, jacuzzis, saunas, restaurants and bars, and one of them will have a roof top, open-air swimming pool as well.

Extensive landscaped grounds will divide the various buildings, each of which is individually designed especially to fit into the natural landscape and the apricot orchard at the bottom of the hillside will be maintained for the pleasure of the visitors.

The project divides naturally into two sections - the flattish area at the top of the site and the steep hillside below it. The architect has created a series of 'stepped' buildings that nestle back into the terraces of the hillside, meaning that many of the apartments will have very large sun terraces and roof terraces. Even the main swimming pool is on two levels.

Those buildings on the highest level are grouped around a central swimming pool, creating properties with a variety of different aspects.

Most properties have wonderful views of the sea and the protected farmland.

The specification for standard properties within the Terra Divina complex includes air conditioning, granite work surfaces in the kitchen, marble tiling in the bathrooms, a pressurised water system and a key fob system.

A few properties have been designated as 'de-luxe' and include all the above features plus such items as recessed ceilings with spotlights, designer tiling, decorative wall panels, full interior design services and a higher specification of fixtures, fittings and finishes throughout.

There are furniture and electrical packages to suit both styles of property.

Car parking is under-cover, with traffic around the site restricted to the side access roads only. Almost all buildings have lifts to all levels from the parking areas. Outside, the various levels of the development are joined by walkways, steps and ramps and there is also a lift between the lower and upper level of the main swimming pool.

Once fully delivered, Terra Divina will be looked after on a day-to-day basis by a management company working under the instructions of the Management Committee formed by the owners of the properties. In addition, a professional property rental company will be available to assist owners in maximising the profit from their properties.
