The leisure facilities and surrounding areas will be maintained by a local company. Residents will be asked to pay an annual maintenance fee to cover this.

Landscaping: The grounds will be extensively landscaped and planted, to provide a pleasant environment for the residents and will include many features. An open-air amphitheatre will be a focal point of the grounds, together with open spaces shaded by trees.

Foundations: Reinforced concrete in accordance with mandatory Earthquake resistant specifications and with the regulations of the relevant Government Authorities.

Roof structure: A combination of flat roof with suitable damp proofing membrane over reinforced concrete and pitched concrete roofs.

Walls: Three layers of plaster, then textured finish/paint as appropriate.

Balcony Railings: Ornamental railings of steel will be fixed to the front of all balconies, in accordance with safety regulations.

Pergolas: Where wooden pergolas are shown on the plans, these will be constructed of solid wood and safely fixed to the building structure.

Air Conditioning: Appropriately sized split units will be installed in the main living area and in each bedroom, to provide both air conditioning and heating. Complete with remote controls. The compressors will be concealed on the flat roof.

Water supply and sewerage:
A full Solar water heating system, in accordance with ISO 9002 for each apartment. Particular care will be taken to conceal the water storage tanks within the roof structure of each building.
A cold water tank for each apartment.
Pipe-in-pipe plumbing system, with CPVC pipes for drinking water and drainage via PVC pipes of appropriate bore.
Immersion heater system for winter months.
The entire project will be connected to mains sewers.


MAINTENANCE CHARGES
An annual maintenance charge will be made for looking after the communal facilities at the development. An owners' steering committee will be set up to work with the management company to ensure that charges are reasonable and that all work is carried out as required.

Properties

Full Property Management services are available at St George Hills. A British owned and run company, based in Paphos, will be on hand to provide all the services you need to let your property successfully. As well as helping you with rentals, they will provide all the necessary cleaning, laundry and maintenance routines that you'll need in order to keep your property in the best possible order for clients.

Satellite TV
Provision is made in each property to receive Satellite TV. Owners will make a one-off payment towards the cost of the provision of Satellite dishes and connections, if they choose to use the facility. Owners will be responsible for providing their own decoders, digi-boxes etc. and for subscriptions.

Private gardens and roof terraces
Where apartments and maisonettes have private garden areas or roof terraces, these will be maintained by the Property Management company, for which a previously agreed fee will be charged to the owner.
